In February 2016, 17 CIH members and guests visited India to look at the Prime Minister’s aim of ‘Housing for All’ by 2022, with a target to deliver 20 million new homes. During the conference. group members, Jess Haines, Eastbourne Borough Council and Vipul Thacker Genesis Housing Association gave their take on the visit.

The study trip covered a number of locations to look at Indian models of public-private partnerships to deliver large scale housing development in areas with limited infrastructure and funding. 2m new homes have been developed and around 70% are considered affordable.

While there is still a look over development happening in Mumbai, the city is effectively considered full with 20,000 people per hectare and escalating land prices. Developers are concentrating on building new sustainable towns and cities that include schools, shops, medical centres and office space with effective transport links to established cities. Land prices for development are still high so middle and low income housing is concentrated in high rise apartments.

Case studies included visiting schemes in development by volume builders delivering 20,000 homes over the next few years to a finance company that specialised in providing mortgages to micro-entrepreneurs (such as market stall holders) who had steady incomes but operated in the cash economy so were excluded from traditional financial services.
